Step #1: Financing
In order to start our search we must determine what price range you are able to afford. If you do not already have a mortgage broker, we suggest finding one that you are comfortable working with, and one that ensures you are getting today's best interest rates.

Step #2: Finding Your Habitat
Now that you've decided to buy a property we will need to determine what exactly you are looking for. We ask that you fill out this form:

Once you've identified these features we will need to meet with you to get a better feel of what you are looking for. We usually meet over coffee and then take you to preview a few properties to get the best understanding possible. We then give you a good overview of what is available to you and what is not according to your specifications. You will find that your criteria may change a little over time as we begin our search.

After our initial meeting we attend the mid-week morning open houses for agents to preview properties for you. This way, we take all the work out of you having to do the search. Each week we prepare a list of properties that we consider fit your needs and would suit you best. We then set up appointments for us to view them together at your convenience.
We will ensure you have seen everything that could possibly suit your needs and everything in your price range. Once we’ve found your desired habitat we ensure you are confident to go forward with an offer with no obligations.

Step #3: Making a Deal
Once we’ve found your desired habitat, we will guide you through the offer process. We first provide you with the past sales and revenues in the area. We then negotiate the best price for you, set an expiry date and time on the offer, and try to get you the best possible closing dates and possession dates. We recommend and customize a number of subject terms and conditions for your sole benefit to allow you to do a property inspection, review strata documents, finalize your financing, and protect you from losing any deposit monies. You will have the option to be satisfied with all of the conditions before you proceed to completion and we recommend the appropriate date and time for subject removal. As your Realtors it is our duty to provide you with quality service that is grounded upon the utmost care, integrity, confidentiality and loyalty. You can count us when buying your habitat in Vancouver.

Some common subject conditions are:

Receiving financing suitable to you (interest rate, amount, term, amortization period etc…)
Receiving and approving all documents pertaining to a Strata Corporation (financials, past meeting -minutes, by-laws, rules and regulations and a Form 'B' disclosure Statement).
Receiving and approving a building inspection report.
Receiving and approving the Seller’s Property Condition Disclosure Statement (which discloses any latent defects and other basic information about the property).
Receiving and approving independent GST advice or foreign investment tax advice.
Receiving and approving independent legal advice regarding the State of Title.
Attending at the Municipal Hall and receiving and approving all information pertaining to the property (zoning, occupancy permit, lot size, encroachments, maximum building size, unauthorized accommodation, outstanding orders etc…)
Having the seller remove and pay for any underground oil tanks.
Other subject clauses may include, attending at the health department to enquire about matters pertaining to septic or sewer, checking on your right to a building warranty etc…

Step #4: Post-Offer
Once we have an accepted offer for you we will guide you through to the end. We organize times for consultants such as inspectors, engineers, appraisers etc… to get into the property and we ensure your mortgage is ready to go before removing conditions. Once and if you are comfortable to remove subject conditions we will take you through this process as well.

The next step is meeting with your lawyer or notary to convey your property; sign mortgage documentation and the title deed over into your name. This will take place at your lawyer or notary’s office just before completion date. Your lawyer or notary will set the time and date with you. Upon completion, we will obtain keys for you and give you access to your new property on the possession date.

Step #5: Follow-Up
Expect to hear from us about every six months. We like to know how you’re enjoying your new habitat and keep you informed about the Vancouver real estate market. We like to keep in touch for as long as you live in your home and we would like to help you move again in the future.
